According to a recent article by Lauren Vanderdeen in Burnaby Now, Burnaby City Council approved new bylaws on June 10, 2024, that will consolidate all 12 single- and two-family residential districts into one streamlined “Small-Scale Multi-Unit Housing” (SSMUH) district.

- Three units on lots up to 280 m² (3,014 sq. ft.)
- Four units on lots greater than 280 m² (3,014 sq. ft.)
- Six units on lots at least 281 m² (3,025 sq. ft.) that are within 400 metres of frequent transit stops
This groundbreaking change affects nearly all of Burnaby’s 30,933 residential lots—approximately 99.6%—and will unlock vast new opportunities for affordable housing. Nearly 38% of these lots, located within a frequent transit network, will have the potential to support up to six dwelling units, creating room for innovative housing solutions such as multiplexes, rowhouses, and fee-simple rowhousing.
